A license from the State Licensing Board for Residential and General Contractors and a Georgia general contractor bond are required for two of the four classes of G.C. bond in the State. Pursuant to Georgia law (O.C.G.A. § 43-41 and subsections) a license is required for Residential-Basic Contractors which require a $25,000 residential basic contractor bond, Residential-Light Commercial Contractors that require a $25,000 residential-light commercial contractor bond, General Contractors and General Contractors Limited Tier. The latter two license classes do not require surety bonding. The Georgia bond for residential contractors and light commercial contractors guarantees that the contractor will comply with the conditions of any written contract or written warranty by such contractor or his agent(s) made in connection with the sale or exchange of any structure built, and will pay all loss(es), damages, and expenses that may be sustained by any purchasers of any construction product by reason of any fraudulent misrepresentation as to liens against or titles to structure.
